Why Working with the Reading Historical Commission Matters

As construction continues, I wanted to pause and celebrate how working with a historical commission has helped us make smart choices on Summer Avenue. 

We have been so grateful to partner with conservationists as we reimagine 186 Summer Avenue’s next chapter. 

The Reading Historical Commission (RHC), established by the Town Meeting in the late 1970s, identifies, records, and supports the preservation of historic assets in town. 

The RHC has been an instrumental collaborator throughout our renovation process. The Commission's input ensures that as we enhance the home with modern comforts, we maintain the historically significant details that make the property so special. 

 

A few of the specific ways the Reading Historical Commission has supported the process include:

Offering Expertise 

Our talented designer and architect have appreciated the Commission’s wealth of knowledge about the styles, methods, and materials used in Italianate homes like 186 Summer Avenue. 

 

Assisting with Permitting

The RHC has helped us ensure that all construction and plans comply fully with Reading's laws and zoning regulations. 

 

Earning Community Support 

We have heard from many Reading residents about how comforted they are to know we are taking a balanced, thoughtful approach to the renovations with RHC input at every step. 

 

Ensuring Maximum Property Value 

Working with the RHC has allowed us to maintain the home's historic integrity, which enhances its value for future buyers.

 

The Reading Historical Commission played a vital role in the architectural decisions regarding the porch, windows, and addition. 

The Porch 

The RHC worked diligently to help our team determine the best course of action for the porch balustrade. It was challenging to tell if the balusters were original to the structure, so they recommended a unique solution. We are removing them to enhance the porch's appeal but storing them on the premises in case the new owner wants to reinstall them. This plan will save the property's future buyer the expense of replicating millwork.

The Windows

The home’s original construction incorporated true divided-light windows. True divided-light windows are the sort that young children draw when they learn to sketch a house. This style was often used in homes built in the 18th and early 19th centuries. Yet, because they are constructed of multiple small individual panes of glass separated by muntins, they are not the most energy-efficient option today.

Thankfully, the RHC agreed that simulated divided-light offered the perfect alternative. Simulated divided-light windows use insulated glass and an exterior grill to mimic the look of a true divided-light window but with lower cost, easier maintenance, and better insulation. All exterior windows on 186 Summer Avenue will be simulated divided-light with black frames, sashes, and grilles. 

 

The Addition 

The RHC was also instrumental in approving plans for the addition. 

We're thrilled about so many of the addition's incredible features, including the state-of-the-art kitchen with scullery and a stunning primary suite with a private bath, office/nursery, dual walk-in closets, and a charming Juliet balcony.

Still, we wanted to ensure that the addition incorporated everything a modern buyer wants and needs while complementing the original structure. Our partners on the Reading Historical Commission ensured that we preserved the slate roof, cedar clapboards, and many custom exterior details, including corbels and cornices. They also helped advise how to honor the home's period look when finding connection points between the original structure and the new deck and two-car garage. 

 

It's all worthwhile to know that we’re getting it right. 

Throughout this meticulous process, we have welcomed all perspectives on this significant property and are committed to getting it just right. 

While we initially planned to list 186 Summer Avenue in late fall 2024, the timeline has shifted. We now anticipate listing the property just in time for the holiday season.
